Assisted Living Pricing Options – Understanding the Different Models
There are several pricing models for assisted living facilities, and each organization sets its own structure to provide residents with flexible and convenient payment options for the services they receive.
The cost of assisted living varies based on a few main factors – the location of the facility, its level of prestige and professional standards, and the range of services provided to residents. Naturally, facilities in central urban areas tend to be more expensive than those located in the periphery.

Below are the three main payment models commonly used in assisted living facilities in Israel:
1. Assisted Living Pricing – The Deposit Model
In this model, the resident pays a one-time security deposit, the amount of which is determined by the facility. The deposit can range from several hundred thousand shekels up to approximately 2 million NIS + VAT, depending on the quality, location, and services offered by the residence.
How it works:
Each year, a small percentage of the deposit amount is deducted as depreciation – typically between a few percent and up to 30%, depending on the location and terms of the agreement.
If a resident decides to leave the facility for any reason, they are entitled to receive a pro-rated refund of the remaining deposit, as stipulated in the financial agreement signed upon entry.
In the event of the resident’s passing, the remaining balance of the deposit (after depreciation) is transferred to their legal heirs.
In addition to the deposit, residents pay a monthly maintenance fee covering services such as dining, laundry, housekeeping, sports and cultural activities, and more.
The monthly cost varies from facility to facility, typically ranging between several thousand and up to 18,000 NIS per month, depending on the scope of services provided.
2. Assisted Living Pricing – The Monthly Payment Model
In this model, residents pay a fixed monthly fee, which includes the services and amenities provided by the facility. This plan is suitable for those who prefer greater flexibility without committing to an upfront deposit.
The monthly payment generally includes all maintenance services – cleaning, security, communication, laundry, and more – as well as additional personalized services such as dining options and leisure activities, billed according to actual use.
Because this plan does not require an initial deposit, the monthly costs are typically higher than in the deposit-based model.

3. Assisted Living Pricing – The Entry Fee Model
This model involves a one-time entry payment, which is significantly lower than the deposit model.
Each assisted living facility defines in advance the rate of depreciation for the amount paid. After several years of residency, the entry fee is fully amortized.
If a resident decides to leave the facility, they receive a pro-rated refund of the remaining balance, calculated according to the agreed terms.
In the event of passing, any remaining funds (after depreciation) are transferred to the resident’s heirs.
